Atlanta's Storms, Georgia's License Rules and Midtown Overlays

Atlanta's hail, downbursts and Helene floods give roofing, window and water restoration crews plenty to plan around. Georgia's licensing board and the city's permit office handle the paperwork, while Midtown and Buckhead add zoning overlays of their own. Downtown, Old Fourth Ward and West Midtown round out the map.

Atlanta Hail, Downbursts, Helene Floods and a Winter Storm

  • The National Weather Service office in Peachtree City says Georgia's peak severe thunderstorm season is March, April and May. It adds that damaging winds peak in July, with more than 500 events reported that month over what its page calls the past 40 years. National Weather Service Peachtree City

Georgia License Rules and the Atlanta Permit Office

  • Georgia's contractor licensing board says you must be licensed to perform, or offer to perform, residential or commercial general contractor services for pay in Georgia. Georgia Secretary of State
  • Georgia's contractor licensing law, as posted by the Secretary of State, carries a line at 2,500 dollars. Its wording turns on whether the total value of the work, or the pay the contractor will receive for it, whichever is higher, exceeds 2,500 dollars. Georgia Secretary of State
  • The Secretary of State's page on limited service specialty contractors covers repairing and re-roofing existing roofs, and replacing windows and house wrap, with no structural work. It notes you may need a contractor license if you go beyond that scope, so ask the board whether the page is still current. Georgia Secretary of State
  • Atlanta's Department of City Planning handles building permits, and its permitting FAQ lists windows, roofs and solar panels as a topic. The FAQ says the approval you need depends on your scope of work and your zoning district, so ask the office about your job. City of Atlanta Department of City Planning
  • Atlanta's permitting guidance tells applicants to check whether their property sits in a special, historical or overlay district before they apply for any permit. Those districts may require approvals from other staff and agencies before the building permit can be submitted. City of Atlanta Department of City Planning

Midtown's SPI-16 and Buckhead's SPI-12 Overlays

  • Midtown has its own zoning overlay, SPI-16 (Chapter 16-18P of the city code), with three subareas: Midtown Mixed Use, Midtown Residential and Juniper East. Midtown Alliance runs a development review committee and posts a sign guide drawn from the SPI-16 chapter. Midtown Alliance

It covers the area east of Piedmont Avenue and north of Peachtree Road, including Lenox Square, Phipps Plaza, high-rise offices and two MARTA stations. Buckhead Community Improvement District
  • Buckhead is still part of the City of Atlanta, so the city's permit office covers jobs there. The Georgia Senate voted down Senate Bill 114, which would have let it split off, 23 to 33 in March 2023. Georgia Public Broadcasting
